I ran across buildium, which offersrental property management web-based software.
I've played with some of these software packages before, but never found anything that really "did it" for me -- intuit's offering being the most interesting, if nothing else but for it's integration with turbotax (I despised another product called rentright, btw). The only problem was their ACH integration -- after blowing several hunderd bucks for the software, they wanted something like $20 a month for bank drafts plus a per-draft charge, which is a deal-breaking requirement in my book.
Buildium, however, after you've paid their monthly subscription fee of about $1 per unit managed (starting at $9.99 a month), will handle your ACH transactions for 50 cents a pop. There's a one-time fee of $99 for ACH, which I'd love to see reduced, but I suppose this is not really that big of a deal.
I will definitely be taking advantage of their 15 day free trial. This could be exactly the tool I've been looking for.
